There are several documents that guide how the land in the MidCoast can be used and developed.
The Local Environmental Plan (LEP) is a legal document that provides the rules for uses on private and public land in the MidCoast. The LEP is made up of a written document and a series of accompanying maps.
The Development Control Plan (DCP) contains detailed planning and design guidelines to support the LEP. Its purpose is to provide guidance to help the implementation of the LEP.
State Environmental Planning Policies are rules that cover development and environmental planning issues across New South Wales and may override our Local Environmental Plan and Development Control Plan.
For information on State Environmental Planning Policies, please click here to access the NSW Legislation website.
There are currently three Local Environmental Plans that apply to the MidCoast region.
We are currently working on a single MidCoast LEP - see the Developing a new framework webpage for more information.
Development Control Plans (DCPs) provide detailed planning and design guidelines to support the planning controls in the Local Environmental Plan (LEP).
Please note that if you are undertaking Exempt or Complying Development, you do not need to take the DCP into consideration.
State Environmental Planning Policies (SEPPs) are rules that cover development and environmental planning issues across New South Wales. A SEPP may override our Local Environmental Plan (LEP) and Development Control Plan (DCP).
